INSIDER’S LOOK – I am a Realtor living in Central Florida in award-winning 55+ Solivita. While senior adult living is a market segment, they are not all made equal.

    Lifestyle for the Best Years of Your Life

ACTIVE SENIOR LIVING REGULATIONS –  1995, the FHA, Fair Housing Act, title VIII, was amended to allow community covenants to create specific age restrictions that were banned since 1968. However, the 80/20 rule allows ownership and residence to one spouse below 55 if the other is over 55 years old.

But can children stay with their grandparents? Yes, they can spend vacations and holidays with their dear grandparents and be spoiled as they please.  My grandson, for instance, comes from Brazil and spends a whole month with me. We have 14 pools in Solivita, and only the indoor pool is banned for children. In the summer months here in Solivita, the pools are lively with grandkids until 5 pm, when the adult-only schedule starts. We also have a kid’s playground, near the dog park, so most of the lively noise stays away restricted to that area. 😊

PRICES AND SIZES FOR ALL NEEDS AND BUDGETS – It is a myth to say that they are cheaper and the houses are smaller.  There is a variety of 55+ communities, practically for all budgets and needs. The Solivita high-end construction single-family homes range from 1,300 to over 3,000 sq. ft., and the two sections of beautiful townhomes average 1600 sq. ft. Many homes enjoy golf courses, water, or conservation gorgeous vistas.

PROPERTY TAX EXEMPTIONS IN FLORIDA –  The tax assessment depends on the size of the property, on the county where it is located, and on CDDs, the Community Develop District approved plans. Nevertheless, Florida offers tax reductions like the homestead status that can be applied online at the beginning of the first year that you are a homeowner and full-time Florida, resident. There are also other tax exemptions for over 65 seniors.

CONSIDERING HOA VALUE – all efforts to keep and maintain landscape and amenities can increase the value of a home by at least 5%. But how much is a good price? Like the old saying, you only pay for what you get,  it depends on the services and amenities that the resort lifestyle will offer. In a community like Solivita, when you consider ALL that is included for an average of $390.00 a month it is a deal! Why? Because there is so much included that It helps retirees to plan their expenses knowing that there will be practically no extras or surprises.  Besides paying for all those perks separately from various services outside the community would cost much more.
